The All Seasons street sign and a street of homes under tall trees, with the words Welcome to Eagle Communities. Drone shots over trees and farmland, and a white home with a screened porch, where the words Own, lease, or lease-to-own appear. Drone shots over tree-lined streets and homes beside a pond, then a red home with a garden. More drone shots over the trees, a street with one tall tree, and a wide view of a community among fields with a pond. To finish, Eagle's logo with the words We work to keep housing affordable.

Under a minute in Eagle's communities: the homes up close and the view from above, over tree-lined streets, ponds and farmland. It's set to music, with no narration. When it plays by itself it starts muted, so press Sound on to hear it.

In their words

Ask the neighbors

You'll learn more about a place from the people who live there than from us. Here's what some of them told us.

The day the paperwork went through, I kept walking from room to room. I never thought owning a home was something we could afford.

Around the community

What you notice on the drive in

After Eagle purchases a community, a lot of our work goes into the parts you see every day.

  • The gated entrance to a community: two lanes split by a planted island, stone piers with lanterns, and a car driving in through the open gate.

    Gates

Where we can, the entrance to an Eagle community gets a gated or distinctive remake. It's the first thing you see when you get home.

  • An entrance sign reading Eagle Communities, in stone, with flowers planted in front of it.

    Signage

A new, attractive sign is installed at the entrance, so friends and family can find you the first time they visit your new Eagle home.

  • Three street lights along a pavement at dusk, with two homes behind them and their windows lit.

    Street lights

Lights run the whole length of the street and come on when it gets dark, so walking home after sunset feels easy.

  • A mown green with a path and a bench, a round flower bed with a flowering tree, and clipped hedges.

    Landscaping

We feel clean and tidy community grounds are an important aspect of quality living conditions. We cut the grass and trim the trees, and we put planting in at the entrance to enhance your community. Making the community visually appealing and functional is a priority.

  • A play structure with two towers, a bridge and a slide, a swing set beside it, and benches under a shade tree.

    Parks and playgrounds

Where possible, we design and create open ground areas to be community play and meeting areas for resident gatherings.

  • A community clubhouse with its windows lit, a porch at the front, and a patio under a pergola strung with lights.

    Community center

When there is extra space available, we plan for a community building everyone can use. Throw a birthday party there, or come to a community meeting and meet the neighbors.

Ways to move in

You get to choose the way you join an Eagle community

We'd love for you to own the home you live in. If you're not ready for that yet, you can still move in and decide later.

  1. 01What we put first

    Buy

For people ready to own now.

You buy the home and lease the lot it sits on. That's how manufactured housing works, and it's a big part of why a home here is affordable.
    Ask about buying
  2. 02

    Lease-to-own

For people who want to own but aren't ready to purchase now.

Start by leasing the home, with a path to owning it.

Tell us you're interested and we'll walk you through how it works at your community.

  3. 03

    Lease

For people who want to try the place first.

You lease the home and the lot together. If you want to buy later, you can. It's the same community either way.

Yours, if you buyLeased, either way

What's the lot lease?

The lot lease is what you pay for the land your home sits on. What it includes is different at each community, and we'll spell it out before you sign anything.

Red label, on each section

Built to a federal code

Every manufactured home built in the U.S. after June 15, 1976 has to meet HUD's construction and safety standards, known as the HUD Code. Each framed section of these homes has a red certification label posted on the outside, so you can check for yourself. Ask us what year any home was built, and look for the label when you visit.

Before you ask

Common questions

Can I buy a home, or only lease?
Yes, you can buy. It's the first thing we offer, and you can also lease-to-own or lease at both communities.
Are the communities age-restricted?
No. Our communities are open to people of all ages.
Who lives in your communities?
All kinds of people. Our residents range from their early twenties to their late eighties: families, people living on their own, people who are working and people who are retired. Everyone is welcome.
What does the lot lease include?
It depends on the community, and we'll spell it out before you sign anything. At every community we take care of the sewer, clear snow from the community roads, and keep up the common ground. Trash pickup is included today. Water can be billed separately: at some communities the city, county or water company bills you directly. You pay for electricity, gas and internet yourself, to whichever companies you choose.
How do you keep every community safe, attractive and peaceful?
Every community we own and manage has rules of conduct. They aren't there to be strict. They're how we keep a place safe, pleasant and peaceful for everyone who lives there. We think first about security, about keeping children safe, and about roads you can get in and out on in every season.
How do I apply?
Fill in the form at the bottom of this page, or give us a call. Either way, you'll talk to the person who shows the homes at that community.
