How the work goes

What we owe the people who live here

We acquire communities where people already live, so the first work is whatever keeps them safe. A new sign at the entrance is one of the last things we do.

As bought, then three acts

00 The street, the homes already there, the empty lots, and everything flagged for repair.

01 An office with the lights on, the unsafe homes repaired, the bins out and the grass cut.

02 Roads and drainage first, then the homes and the community building.

03 A gate and a sign at the entrance, lighting, a playground, and homes on the empty lots.

The day we acquire a property

The communities we acquire are in the Midwest, Southeast and South, and in select other markets, usually with people living in them and some lots still empty. Often a few homes aren't safe, a low corner floods, the street is worn out, and the street lights don't come on.
01

Show up, and make it safe

A manager starts on site, with an office and posted hours. We inspect the roads, utilities and lighting, then fix anything that could hurt somebody before doing any cosmetic work. Trash pickup, utilities, mowing and snow removal go back on contract, and we repair the broken street lights.
02

Fix what's underneath

This stage costs the most, and much of it is out of sight. We resurface the street, straighten the curbs, and fix the drainage so the low corner stops flooding. The homes we own get new skirting, paint and a porch, and the community building opens again.
03

Make it somewhere people want to come home to

This is the work people notice from the street. The entrance gets a sign and planting, and a gate where the layout allows it. More street lights go up, and a playground goes in by the pond. New homes fill the empty lots, and we host barbecues and other events so neighbors get to know each other. The goal is for the people who live here to own their homes wherever they can, and the bronze roofs in the drawing show where that has happened.
